Message from the President of New Hampshire CIBOR: Specific Education Makes the Difference

The weather is warming up and the people of New England are coming out of their hibernation. We are pleased to announce that our first Charity Golf Classic will take place in June. The deadline for registration is April 30andso be sure to get your foursome together soon!

Education is the foundation of quality work and service for customers in all industries. Commercial real estate is no exception. NHCIBOR works hard to help build a strong commercial real estate industry, not just in NH, but throughout New England in Maine, Massachusetts and Vermont through NECPE (The New England Commercial Property Exchange). This year we have worked hard to help strengthen the training of our commercial real estate agents by rolling out many new training courses. Some of the courses have already been approved for CEUs (continuing education units) by the NH Real Estate Commission; others are under construction.

For years, CEUs have been generic and primarily focused on residential real estate. For commercial real estate agents, there is a very different process for property valuation and how transactions take place; from how they start, to how they are negotiated and ultimately put on paper. When transactions are under contract, the process is completely different from residential real estate; and even within the CRE industry, there are many different verticals that agents can specialize in, from industrial to retail, to new large-scale mixed-use construction projects, to through redevelopment in historic districts. Educational opportunities, especially those that matter to CEUs, are virtually non-existent and specific to commercial real estate. We are working hard to change that. This year we will be rolling out many new educational courses with titles such as “Introduction to Commercial Real Estate”, “Types of Commercial Real Estate”, “How to Write a Letter of Intent”, “Understanding Commercial Contracts” and “Preliminary Planning – External Influences on Commercial Real Estate” which is homologated for 3 CEUs and will be held the second week of June taught by the civil engineering firm VHB.

By offering specific commercial CEUs, we are better able to serve the commercial real estate industry, we are better able to train new agents and help agents avoid costly mistakes with potential legal or financial consequences. for their customers. It is important for all real estate agents to understand: there is a big difference between residential and commercial real estate.

We are actively seeking Member Affiliates, service providers in the commercial real estate industry, to help us design courses to help agents better serve their clients. If you have an idea for a continuing education course, do not hesitate to contact our educational committee. Our goal for 2023 is to have a full list of approved CEUs for CRE agents to meet the Real Estate Commission renewal requirements. While education of any kind can be helpful, it is specific education that makes the ultimate difference. New Hampshire can be the example for the entire commercial industry to follow; and we plan to be.
